Terms of Service

These Terms of Service govern your use of the RentDeck platform (the "Platform"), operated by Appcademy ("we", "us"). By registering an account or using the Platform, you agree to the following terms.

1. Role of the Platform

1.1. RentDeck is a discovery and information-intermediary marketplace. We provide facilities for room seekers to find operators and agents, and for those parties to connect with one another.

1.2. We are not a party to any rental, lease, or tenancy agreement. Any contract, deposit, rent payment, or other commitment is a direct matter between the tenant and the operator (or the operator's own management systems). We do not handle, process, or hold any rental payments.

1.3. We do not act as a real-estate agent for any party, and nothing on this Platform creates an agent–principal relationship between you and us.

2. Accounts and Listing Content

2.1. You are responsible for keeping your account and password confidential, and for all activity that occurs under your account.

2.2. Operators are fully responsible for the accuracy of their listing content, including pricing, photos, room facts, and availability. We may suspend or reject listings that are misleading, incomplete, or in breach of these terms.

2.3. Operators and agents are responsible for ensuring they have the right and authority to list the relevant properties.

3. Verification

3.1. "Verified" status means we have reviewed the official documents submitted (for example SSM registration, identity card, or REN certificate). It is a document review, not an endorsement — we do not guarantee the conduct, service quality, or trustworthiness of any operator or agent.

3.2. We may withdraw verification status if documents are found to be invalid, expired, or if the Platform is misused.

4. Acceptable Use

You agree not to: (a) use the Platform for fraud or false information; (b) collect other users' data without permission; (c) send spam or content that is unlawful in Malaysia; (d) attempt to access systems or data that do not belong to you; (e) interfere with the Platform's operation, including via bots or scraping without written permission.

5. Enquiries and Data Consent

5.1. When you submit an enquiry, you consent to your contact details being shared with the relevant listing's operator for the purpose of that enquiry only.

5.2. For agents, lead attribution is recorded via referral codes and first-party cookies, subject to our Privacy Policy.

6. Agent Commissions

6.1. Agent commissions (where applicable) are calculated at the rate and model set on the agent's profile, and are paid only after the related lead is verified as won by the Platform's administrators. The administrators' decision on lead verification is final.

6.2. We may withhold or void commissions arising from fake, duplicate, or fraudulent leads.

7. Limitation of Liability

7.1. The Platform is provided "as is". We are not liable for any loss, claim, or damage arising from: (a) inaccuracy of listing content; (b) the acts or defaults of any operator, agent, or user; (c) service interruption, data loss, or technical failure beyond our reasonable control.

7.2. To the extent permitted by law, our total aggregate liability to you shall not exceed RM500.

8. Suspension and Termination

We may suspend or terminate accounts that breach these terms, with or without notice, while retaining data required by law or for audit purposes. You may close your account at any time via your account profile page.

9. Changes to These Terms

We may update these terms from time to time. Material changes will be notified through the Platform, and continued use after that constitutes acceptance of the changes.

10. Governing Law

These terms are governed by the laws of Malaysia. Any dispute is subject to the jurisdiction of the courts of Malaysia.
